Clarion Partners invests in some of the highest quality properties, typically from the five key property types, in major markets throughout the United States and Mexico. We carefully screen each acquisition using in-depth research and rigorous due diligence.
Our 18 acquisition specialists at the level of associate and above are based in regional offices across the country, enabling Clarion Partners to source and close investments across strategies: core, value-added and opportunistic investments. We acquire 100% ownership interests, form joint venture partnerships, provide equity to developers and purchase mezzanine debt.

DAVID GILBERT
Managing Director, Chief Investment Officer
David Gilbert, equity partner and Managing Director, is Clarion Partners’ Chief Investment Officer and Head of Acquisitions. He is a member of the firm’s Executive Board and Operating Committee and is Chairman of the firm’s Investment Committee. David is also responsible for Clarion Partners’ Research and Investment Strategy Group, ensuring that research is fully integrated into all phases of the investment process. David has extensive experience in real estate investment management including three years managing and restructuring CalPERS’ $8 billion real estate portfolio. He then became global head of real estate for JP Morgan Partners, the private equity arm of JP Morgan Chase, and later also assumed the role of Co-Chairman of the Peabody Fund, a $1 billion global real estate opportunity fund. David joined Clarion Partners in 2007 with responsibility for global opportunistic investing and was named Chief Investment Officer in 2010. He is a member and past board member of the Pension Real Estate Association and the Urban Land Institute. Education

SAM FLOOD
Vice President
Sam Flood is a Vice President at Clarion Partners, based in the firm’s Boston office. He is responsible for new investment in the New England region. Sam joined Clarion Partners in 2004, began in the industry in 2003, and has executed more than $1.0 billion in real estate transactions over the course of his career. Sam is originally from New Zealand where he was an admitted Attorney and subsequently obtained a Masters Degree from Columbia University. He is an active member of both the Urban Land Institute and NAIOP. Education

BRIAN WATKINS
Director
Brian Watkins, equity partner and Director, is an acquisitions team leader at Clarion Partners, responsible for acquisition activities in the Eastern region of the United States. Prior to this, he was an Asset Manager responsible for several portfolios and separate account clients. Brian joined Clarion Partners in 1996, and began working in the real estate industry in 1993. He is a member of the Urban Land Institute and the International Council of Shopping Centers. Education

Ed Rotter, equity partner and Managing Director, is an acquisitions officer at Clarion Partners. He is responsible for identifying and executing transactions in the Eastern region of the United States. Ed joined the firm in 1993 and began working in the real estate industry in 1980. Marc DeLuca, equity partner and Director, is an acquisitions team leader at Clarion Partners, responsible for acquisition activities in the Mid-Atlantic region of the United States. Marc also has oversight of all asset management activity in the Washington, D.C. area. Prior to this, he was responsible for asset management activities for office, retail, and industrial investments in the mid-Atlantic and south Florida regions. Marc joined Clarion Partners in 1999 and began working in the real estate industry in 1990. He is Chairman of the Education Committee and a Board Member of the National Association of Industrial and Office Properties. Education

RICHARD PINK
Managing Director
Richard Pink, equity partner and Managing Director, is an acquisitions team leader at Clarion Partners, responsible for the firm’s acquisition activities in the Western region of the United States. He is also the head of the Los Angeles office. Over the course of his career, Richard has been involved in over $3 billion dollars worth of real estate transactions. Richard joined Clarion Partners in 2006 and began working in the real estate industry in 1970. He is the Chairman of the Real Estate Investment Advisory Council, is a member of the International Council of Shopping Centers, and of the California State Bar. Education

DEAN B. ROSTOVKSY
Director
Dean Rostovsky, equity partner and Director, is the assistant portfolio manager for an open-end value-add fund at Clarion Partners. In this role, Dean assists the fund’s portfolio manager with all aspects of fund management. From 1997 to 2001, he was a Vice President in the Acquisitions Group at Clarion Partners, responsible for acquisitions activity in the southeast region of the United States. From 1995-1996, Dean was a Vice President with Clarion Capital and worked on deal sourcing and underwriting fixed income investments. He joined Clarion Partners again in 2006 and began working in the real estate industry in 1993. Education

ADAM BOWSER
Vice President
Adam Bowser is a Vice President at Clarion Partners, responsible for the firm’s acquisitions activity in the Pacific Northwest, Northern California, and Colorado. Since joining the company in 2004, Adam has been directly involved in over $750 million in real estate acquisitions, which have included both existing properties as well as development opportunities. His asset management experience includes oversight of over 1.0 million square feet of office space. Adam is actively involved in the National Association of Industrial and Office Properties as a committee member; he has also passed the CPA exam. Education

Dayton Conklin is a Senior Vice President and head of transactions for Clarion Partners’ largest industrial portfolio, responsible for acquisitions, dispositions and development. He has executed more than $1 billion in real estate transactions, including acquisitions, dispositions, development and leasing. Dayton joined Clarion Partners in June 2007 and has been working in the industrial real estate sector since 1992. He is a member of the National Association of Industrial and Office Properties (“NAIOP”) and is an active member of NAIOP’s National Investment Management II forum. Education

CHARLES R. LATHEM
Managing Director, Head of the Clarion Partners Hospitality Investments Group
Chuck Lathem, equity partner and Managing Director, is the head of Clarion Partners’ Hospitality Investments Group. He is responsible for the oversight of the firm’s portfolio of investments in the hospitality sector; managing relationships with hotel operators and partners. During the course of his career, he has completed the acquisition and/or development of hotels totaling more than $3.5 billion, including $1.5 billion since joining Clarion Partners. His prior real estate investment management experience includes managing and restructuring the Teacher Retirement System of Texas’ $2 billion real estate portfolio. Chuck joined Clarion Partners in 2006 and began his career in the real estate industry in 1981. He is a member of the Pension Real Estate Association and the Hospitality Asset Managers Association. ONAY PAYNE
Director
Onay S.P. Payne, equity partner and Director, is the assistant portfolio manager of Clarion Partners’ closed-end fund investing in Mexico. She has held roles in both Acquisitions and Asset Management within the firm, assisting in the strategic and operational oversight of assets in the Northeastern United States with a total gross asset value in excess of $1.5 billion. Onay joined the firm in 2003 and began working in the real estate and finance industries in 1997. She is an active member of the Urban Land Institute and the Mexican Association of Real Estate and Infrastructure Funds (“AMFII”); as well as the Robert Toigo Foundation, of which she is an alumna. She is also a member of the editorial board of Inmobiliare Real Estate Magazine, and was recognized as one of Real Estate Forum Magazine’s “Women of Influence 2010.” Education

Marcela Drigo – Vice President, is an assistant portfolio manager for the Lion Brazil Fund at Clarion Partners. In this role, Ms. Drigo assists the fund’s lead portfolio manager with all aspects of fund management and provides strategic oversight for the account. Ms. Drigo joined Clarion Partners in 2008 and began working in the real estate industry in 1997. Education

Gary Rufrano, Senior Vice President, is a member of Clarion Partners Acquisition Group where he focuses on acquisition and development opportunities in New York and Florida and is responsible for sourcing, underwriting, negotiating and closing transactions on behalf of both separate account and fund clients. He also represents a separate account client as assistant portfolio manager.
