We offer real estate investors - institutional and individual - a range of options in both commingled fund and separate account formats.
Commingled funds pool the capital of many investors to execute a defined investment strategy; they can be either open- or closed-end with respect to term.
- Open-end funds have an infinite life; investors usually can enter and exit at pre-determined dates, typically quarterly. Clarion Partners has developed open-end fund options for both defined benefit and defined contribution plans, as well as for eligible individual investors.
- Closed-end funds have a finite life; investors enter the fund at inception and capital is generally expected to be returned when the fund is liquidated at the end of its term.
A separate account is a dedicated portfolio usually established for a single large institutional investor; separate accounts are managed according to each client’s investment strategy in terms of risk and return, property type, location and other parameters.
