Tax Benefits of Real Estate Investing

Within the U.S. tax code, real estate investors can access a powerful set of benefits. These include:

  1. a reduction of taxable income using depreciation;
  2. a 20% income deduction under the Qualified Business Income (or QBI) rule; and
  3. deferral of capital gains with tools like 1031 Exchanges and Opportunity Zones.

And thanks to recent 2025 tax legislation, many of these benefits are now permanent. That includes:

  1. ​100% bonus depreciation for businesses; 
  2. an updated and improved Opportunity Zones program; and 
  3. the full SALT deduction for real estate ventures.
