distressed communities.
One of the most significant changes in the new Opportunity Zone legislation is the
introduction of Rural Qualified Opportunity Zones.
Like traditional Opportunity Zones, rural zones offer investors the potential for tax deferral
and tax-free appreciation on qualifying long-term investments.
To encourage investments in rural communities, Congress introduced several enhanced
incentives for rural opportunity zones, including
a larger basis step-up and
increased flexibility around redevelopment requirements.
Traditional Opportunity Zones are located in metropolitan areas with deeper tenant
demand and greater transaction liquidity.
While Rural Opportunity Zones offer enhanced incentives, investors should carefully
evaluate each opportunity based on its demographic profile, market fundamentals, and
project-specific risks.
States have begun nominating eligible zones, creating new opportunities for investors.
